LAYOUT

The house is split over three levels with the well-equipped kitchen and dining area on the ground floor, the main lounge, two bedrooms and family bathroom on the first floor and the remaining three bedrooms and a shower room on the top floor. There is central heating and instant hot water throughout.

ACCESS

If approaching from the A12 or Leiston the first thing you will see on entering the village is The Dolphin pub in front of you.  Follow the road round to the right and take the first unmade road on the left.   This is Westgate.   At the top end of the road you will see the old water tower known as Westbar.   The house is on the left hand side.

If approaching from Aldeburgh along the coast road then you will see the Thorpeness village sign then The Meare on the left.   Follow the road round to the left alongside The Meare.   It will bear to the right a little after which take the first unmade road on the right.   This is Westgate.   The house is on the left hand side.

Access to the rear of the house is made by going round the back of The Dolphin and past the Village Stores.   This is best discovered whilst there.
